All applicants over the age of 18 must completely fill out the TAR application form and answer all applicable questions. Missing information will delay the process. Applications must include copies of applicant’s Driver’s License and most recent paystubs (last 30 days).
Applicants must pay the $45.00 non-refundable application fee per person in the form of cashier’s check or money order made payable to: SPEARS TEAM PROPERTY
MANAGEMENT. Applications cannot be processed until the application fee is received in full.
Pets are not accepted at all properties and must be approved by the owner of the property.
Applicants must date and sign ‘Information About Brokerage Services’ form when turning in application.
Each property is owned individually and final approval is at owner’s discretion.
Rental rates and deposits are subject to change depending on credit, rental and employment history. Applicants will be contacted directly once the completed application is reviewed. If applicant is denied, Cassie Spears cannot disclose any credit information or give out the credit report. Once application is approved, applicant must immediately place their security deposit with SPEARS TEAM PROPERTY MANAGEMENT and sign the lease. The property will then be removed from the market and held for applicant’s move-in. If tenant fails to move into the property per the terms of the lease, tenant will forfeit their security deposit.
If tenant is moving in after the 15th day of the month, they are required to pay prorated rent plus the deposit and the following month’s rent before moving into the property.
Cassie Spears will prepare the lease and contact tenant directly to review and sign lease.
Keys may be made available at 3 pm the day before the move in date on the lease.
All rent and deposit payments must be paid with a money order or cashier’s check payable to:
SPEARS TEAM PROPERTY MANAGMENT.
